The acquisition is worth 260 billion...Expansion of alternative investment

Samsung Securities has acquired the Amazon Logistics Center in Germany for 260 billion won, the Maeil Business News reported on Sept. 3. According to the media, Samsung Securities recently completed the acquisition of the Amazon Logistics Center in Germany from a German property development firm. The acquisition is worth 260 billion won.

Samsung Securities reportedly invested about 100 billion won and raised the rest through real estate collateral loans there. Samsung Securities plans to structure Amazon's logistics center assets and then create a fund to sell it in Korea.

The fund has a five-year expected return rate of 8 percent. French asset management company Lafransez will be in charge of local operations and Shinhan Alternative Investment Management took part in the deal.

The Amazon Logistics Center is located in Monchengladbach- Lindalen, near Dusseldorf, Germany. The region is a major logistics industry hub, with one-fourth of Germany's logistics centers concentrated.

"Amazon has entered into the building under a long-term lease agreement," a financial investment industry source said. "Building owners can generate stable cash."

This is Samsung Securities' third acquisition of the Amazon Logistics Center. Samsung Securities acquired Leicester Amazon Logistics Center in Britain for 210 billion won in 2016, and purchased the Amazon Logistics Center in Hanover, Germany, for 110 billion won last year.

Samsung Securities entered the alternative investment business in earnest in July last year by establishing an alternative investment headquarters.

Samsung Securities has made a series of overseas alternative investment deals, including the French Lumiere building worth 1.5 trillion won this year, the Crystal Park building in France (920 billion won), and the Aoyama building (850 billion won) in Japan.
